The spaces feature multiple bedrooms, modern bathrooms, a spacious kitchen, and a working fireplace, along with a large courtyard, private pool, and parking. The presence of historical stone and wood elements, combined with the intensive use of plant systems, calls for a protection system that is not only efficient but also perfectly integrated into the structure and respectful of its character.
THE REALIZATION OF EL.MO.’S SOLUTION AND THE BENEFITS FOR CASA ŠKITACONKA
During the extensive renovation and conversion of the house into a short-term rental property, several fundamental safety needs were identified and addressed with precision.
The goal was clear: to create a welcoming, secure, and remotely manageable environment without compromising comfort or the authenticity of the building.
The villa presented several challenges, the most significant being the thick stone walls, which made installation of security systems more difficult.
HYBRID INTRUSION CONTROL PANEL
For this reason, a hybrid intrusion control panel was chosen. Its modular architecture offers the best of EL.MO technology: from integration with AI-based e-Vision CCTV systems supporting D-Pulse technology, to the management of NGTRX radio devices. It also features a green advantage: the system reduces current and battery consumption by 80% compared to older generation systems.
The intrusion detection system includes wireless devices with an operating range of up to 2 km and bidirectional transmission between the control unit and the field devices. Communication takes place on three different frequencies, ensuring security and reliability even in complex contexts.
The system was also enhanced with perimeter video surveillance, with AI-powered tracking cameras positioned along the property’s boundaries. Thanks to artificial intelligence, these cameras take system performance, versatility, and reliability to a level previously unattainable by traditional intrusion sensors.
INTEGRATION WITH HOME AUTOMATION AND FIRE RISK MANAGEMENT
The security system also integrates with the property’s automatic irrigation system, allowing remote management through a programmable timer, perfectly in line with home automation. This adds another level of control, increasing both comfort and functionality.
Given the presence of wooden elements, an active fireplace, and large kitchen areas, fire risk also had to be carefully addressed. Intelligent detectors capable of promptly identifying smoke and temperature anomalies were installed, enabling fast and targeted responses.
CONNECTION TO ALARM RECEIVING CENTER
To ensure maximum responsiveness, the EL.MO. systems were connected to SIGURNOST d.o.o., an alarm receiving center and strategic security partner in Istria. Established in Labin in 1971, the company is now a recognized leader in rapid intervention services and in the provision of both technical and physical security solutions at a national level.

To ensure the highest level of fire detection, the installer integrated a custom-designed system, tailored to the specific structural and operational needs of the property. Each risk area was carefully analyzed to ensure comprehensive coverage.
Fire prevention system:
- Intelligent smoke and heat detectors installed throughout the building, capable of detecting anomalies and autonomously activating predefined countermeasures;
- The system provides automated notifications to the property owner and centralized management through a mobile application, ensuring continuous oversight and remote operational control.
Perimeter protection system:
- Discreet surveillance cameras strategically positioned outside, with remote access for continuous and unobtrusive monitoring;
- Infrared sensors along the fenced perimeter, capable of detecting suspicious movement even in low-visibility conditions and with silent operation.
Home automation:
- Integration of the security system with the automatic irrigation system, remotely controllable via an app to manage irrigation timing and areas intelligently.
These solutions combine technology, functionality, and customization to deliver total safety, ensuring both peace of mind for guests and reliable control for owners.
